Initial Consultation:

Whether you are making plans to build, extend, convert or renovate your home or business, our aim is to provide a
professional and personal service to assist you with all your architectural requirements, bringing the best value and
quality to your project.

Our initial consultations are aimed at establishing your architectural requirements and using our experience to develop
initial ideas into your own personal project brief. With a project brief in hand we can develop design ideas and concepts
into a feasible scheme allowing us to then progress your dreams into a reality.

“We offer initial advice and consultation without obligation, backed by a written fee proposal for your consideration”

Planning Applications:

In most cases your building project will require planning permission. We aim to advise our clients on where their
proposals fit within current planning policies, and carry out pre-application consultations with planning officers to
establish planning prospects to prevent our clients incurring any unnecessary costs.

We prepare and submit planning applications on your behalf inclusive of scheme drawings, design & access
statements (DAS), application forms and any required notices. When preparing applications for existing buildings
we would firstly carry out a dimensional site survey prior to preparing scheme designs. This enables us to generate
a scaled electronic 3-dimensional model to work from. All our drawings are prepared using one of the latest 3D
modelling packages, which allows us to present our proposals to clients in the form of a perspective scaled model.

Code for Sustainable Homes:

As of 1st September 2010 it is mandatory to achieve a minimum Level 3 rating under the Code for Sustainable
Homes (CSH) and as such a Pre Assessment under the CSH must be completed and submitted with your planning
application in order for it to be validated. As licensed BREEAM / STROMA Code Assessors we are able to guide you
through this process and produce the required Pre assessment Report. Subject to planning approval we are able to
take you through the next two stages of the CSH Assessment process to enable you to meet your obligations under
the Code. For further information on the CSH please see our dedicated page.

SAP (Standard Assessment Process) 2009:

SAP is the Government's Standard Assessment Procedure for Energy Rating of Dwellings.  It is used to demonstrate
compliance with Part L (Conservation of Fuel and Power) of  Building Regulations, for dwellings in England and Wales.
A SAP assessment must also be undertaken to provide evidence of compliance with the ENE1 and ENE2 of the Code
for Sustainable Homes, the two most important categories relating to the CO2 emmsions and the Fabric Energy
Efficiency (FEE) of your dwelling. As qualified and licensed SAP Assessors we are able to produce your Design Stage
SAP to accompany the Code for Sustainable Homes Assessment and post contract we can complete the As Built SAP
and produce the Energy Performance Certifciate (EPC) for the dwelling.

Building Regulation Applications:

On receipt of planning approval (and client’s instruction) we progress the scheme planning drawings into production
drawings, with assisting specifications and schedules for Building Regulation Approval. Our years of experience of
developing our construction detailing techniques allows us to illustrate our production packages to guide Contractors
through the construction phase at ease, and with confidence. At this stage it may be necessary to engage other
Consultants such as Structural Engineer’s or Services Engineer’s and we turn to our Network of Consultants who
have been assisting us for years in these specialist areas.

Quantity Surveying Services:

We offer a full estimation service be it a domestic extension through to a £Multi million project and can provide a fully
priced BOQ to enable an accurate cost model to be compiled. We recognize the importance of accurate cost forecasting
and the need for full financial control of a project. We also offer project support in the form of the undertaking of interim
valuations, cash flow forecasting, advice on tendering, letting of contracts, final account preparation etc.

Cost Control Is a fundamental principle of any building project and one which is at the very centre of our approach to
project management. We understand the importance of pre construction budgetary planning and recognise the need
to identify a range of cost options at the design stage to enable a successful, well thought out project to advance to the
construction stage.

With the above in mind we offer a complete cost control solution to your project and have invested in the technology
to back up this promise. We believe that to ensure cost certainty you have to accurately forecast construction costs.
In the current economic climate we feel that it is unacceptable to forecast cost in any other way than with a very
measured and studious approach.

Project Management:

We can see your project through from inception to completion, or assist you through statutory approvals allowing
you to engage with Contractors and Tradesmen direct. We have experience of managing small extensions and
cottage renovations through to £Multi Million Developments. We see no project as being too small and the
larger the project the greater the challenge. We rise to the day to day challenge of problem solving that comes
with managing construction projects, and have gained the experience to deal with site queries quickly and
efficiently to ensure Contractors can continue with building work without delays.

We can administer construction projects under a number of various contracts to suit the build type. As part of
Our Quantity Surveying Services we can be involved in vetting monthly valuations, and issuing certificates
throughout the construction phase, ensuring our clients are kept informed of budgets, building programmes
and quality of the building work at all times.
